Renter Information Sheet
Our office is located at 3300 Battleground Avenue, Suite 310, Greensboro, NC, 27410.
When you have chosen a property, we will activate this application, and the Processing Fee of $35.00 for the first person and $12.00 for an additional person will become due. The Processing Fee is NON-REFUNDABLE, and covers the cost involved in processing your application.
For security purposes, we have a NO CASH policy. We will accept only check, cashier’s check or money order.
To expedite the application process, we will need the following:
- 2 most recent paystubs (if self-employed must have tax return and 2 months bank statements)
- Documentation of any additional income (copies of checks, etc…)
- Copy of Driver’s License or State issued photo ID for all applicants
- All complete contact information for present landlord and employers
- Application fee ($35.00 + $12.00 per additional applicant)
- Written explanation for any criminal charges (not moving violations)
A refundable Security Deposit equal to one month’s rent must be paid in full prior to moving into a property (no exceptions).
Most rentals require a one year lease.
Pets are not allowed in most properties. If they are allowed, most owners require a pet deposit (normally $250)
Upon moving into your home, you will be provided with a Pre Inspection Form. The property has been pre-inspected by our office, but we ask you to review and make any changes. This form MUST be completed and return to us within 10 days indicating any changes to the condition of the premises. If this form is NOT returned, then any damages will be charged against your Security Deposit.
PROOF THAT ALL UTILITIES HAVE BEEN TRANSFERRED INTO TENANT’S NAME IS REQUIRED BEFORE RECEIVING KEYS TO HOME.
Application Fee:
The application Fee is $35.00 for one person and $12.00 for each additional person 18 years or older. This fee is NON REFUNDABLE. If your application is not approved, the fee will not be returned to the potential tenant.
Application Process:
HomePro will check your credit, criminal history, verify employment, and verify income.
Occupancy:
Occupancy (NC Law) 2 persons per Bedroom
1 & 2 Bedrooms - No more than 2 unrelated adults
3 & 4 Bedrooms - No more than 3 unrelated adults
Qualification Requirements:
Income: Must have proof of income (Check stubs, Letter from Employer, or Bank Statements for 2 months) Combined income must be 3 times the monthly rent.
Rental History: Must have a good rental reference from an apartment community, homeowner or Realtor. Friends or family will not be considered.
Credit: Based on the past 12 months of credit history. Medical collections alone will not be a reason for rejection. It is not our policy to rent to anyone who is in the process of being foreclosed or has had a foreclosure within the past 6 months.
Note: Twelve consecutive months of excellent current rental history from the same owner or rental agency will supersede the above credit report.
Criminal: Sex offenders will be declined, and any felony conviction will be declined. Misdemeanor charges will be based on the past 5 years.
Security Deposit: Funds equal to one month's rent.
Pet Policy: Pet Deposits in the amount of $250 which can be refundable or non-refundable are required if pets are allowed. We do not rent to anyone who has Pit Bulls, Rotweillers or any other dangerous animal due to insurance policy forbidding such animals.
A current Driver's License or State Issued ID and a valid social security number are required to check credit, criminal and rental histories.
Any false information given on application will be an instant rejection of the application!

I understand that in the event I lease an apartment or home from HomePro Realty, the following policies will apply:
1. When you choose a property, we will activate your application. A non-refundable $35.00 processing fee will be required to cover the expense of checking your credit and references. There will be an additional $12.00 for any other person intended to live in residence 18 years of age or older.
2. The following requirements must be met for the application to be accepted:
(a) Applicant must have verifiable employment and have been employed a
minimum of six months.
(b) Applicant must have satisfactory previous rental history.
(c) Applicant must have satisfactory credit history.
(d) Must have verifiable income (including any support payments)
(e) Applicants not meeting the requirements may still be accepted with
the payment of additional Security Deposit or waiver by Owner.
3. All rentals require a one year lease unless indicated otherwise.
4. A security deposit equal to one month's rent must be paid before move in (no exceptions). Security Deposits are refunded after move-out inspection, unless tenant is liable for repairs/replacements to the property or breaks the lease.
5. Upon moving into your home, we will give you a pre-inspection which indicates condition of the premises and any additions MUST be returned to our office within 10 days.
6. Pets are NOT allowed in MOST rental properties. If you rent a property that allows pets, there will be a $250.00 non-refundable pet deposit.
7. All rents are due and payable on the 1st day of each and every month. If payment is not received by the 6th day of the month, there will be a collection fee of $15.00 or 5% of the total rent (whichever is greater).
8. After move-in, please notify our office immediately of any problems or repairs and we will take care of them as soon as possible.
I understand that by signing this application I am giving HomePro Realty permission to verify the information given on this application. I understand that HomePro Realty will pull a credit report on each applicant. This information will be used to determine whether the application can be accepted.
